2027 land tax notices arrive in January
NSW land tax is charged on the Valuer General's land value. When that value is out of line with the sales around it, you can object, but only within 60 days of your notice. We check your property against the sales evidence, and if there's a case, we prepare and lodge the objection for you.
If your land value is cut, the fee is 30% of the land tax you save in the first year. Every year after that, the whole saving is yours.

Land values are set in bulk, street by street. Errors on individual lots are common, and few owners ever object.
In 2025, 3.4% of NSW commercial properties that sold had a land value above the whole sale price, buildings included.
Valuer General sales and land values, 2,324 salesLots that sold for less than their land value were later cut by the Valuer General five times as often as other lots, but most were never corrected.
Valuer General land values, 2021 to 2025When owners took their case to the Land and Environment Court, the median cut to the land value was 18%.
18 published judgments, 2021 to 2026You don't need a valuation report to find out whether you have a case.
Or forward your land tax notice. That's all we need for the check.
Your land value against your own sale, the street's values and nearby sales, with the planning controls that apply.
If there's a case, we prepare the objection in the Valuer General's format. You authorise it, and we lodge it within your 60 days.
Send the property address. I'll email you what the evidence shows within two business days, including whether I think an objection is worth lodging.
I'm Oscar Higson-Spence. I use software to compare every commercial land value in NSW with the sales around it, which is why the check is free and quick. I review every objection myself, and you deal with me directly.

Your details are only used to reply to this request.
I'll email your check within two business days.
There's no fee to lodge an objection. You still pay your land tax by the due date while it's being decided, and if the value is reduced your land tax is reassessed.
Your land tax notice shows three years of land values, and your land tax is charged on their average. You can object to any of the three within 60 days, so we object to each one the sales evidence says is too high.
Request the check now. The 2027 notices use the 1 July 2026 values, and I'll refresh the evidence the day yours arrives so nothing is lost from the 60 days.
No. It's an objection prepared from public sales evidence, in the format the Valuer General asks for. If your case needs a registered valuer or a lawyer, for example to go to court, I'll tell you.
Commercial, industrial and mixed-use land is where the savings are largest, but send any NSW property that pays land tax.
